Lichtspiele Zell am See – Living that opens up perspectives

At the historic site of the Lichtspiele in Zell am See, an extraordinary residential project is being developed with a total of 24 exclusive condominiums – in a place that has shaped cultural history for decades and still radiates a special atmosphere today. JL Living was able to support this project with a comprehensive home staging concept and, among other things, stage a 145 m² duplex apartment.

The goal was to make the project's ambition visible: no interchangeable standard floor plans, but apartments with personality – shaped by light, sightlines, and the unique context between lake, town, and mountains. Each unit was treated as a unique piece and staged accordingly to clearly highlight its individual qualities.

Already in the conceptual phase, the focus was on translating the identity of this special place into a contemporary residential language. Architecture and spatial proportions were deliberately incorporated and supported by finely tuned furnishings. The home staging was not used as mere decoration but as a unifying design concept: it creates atmosphere, enhances the perception of quality, and makes the apartments emotionally tangible – for a presentation that harmoniously combines history, location, and modern living comfort.

The design followed the guiding principle of quality of life and ease. JL Living developed an interior and staging concept that emphasizes spaciousness, tranquility, and perspective. Clean lines, high-quality materials, and a natural color palette deliberately focus attention on architecture, views, and lighting moods.

Furniture and decoration were used in a way that provides orientation without dominating – spaces that feel open, extend outward, and at the same time convey a sense of security. Sustainability, timelessness, and everyday practicality were naturally integrated into the presentation.

The apartments immediately conveyed a sense of arrival – from urban comfort to proximity to nature. The basis for the project "Light Plays" was an intensive kick-off meeting together with the client directly on site. Building on this, we developed a tailor-made design concept. Our stated goal was not only to design the rooms aesthetically but to create a welcoming and cozy atmosphere that radiates immediate well-being.

Support During the Construction Phase

A major advantage of this project was that the client involved us already during the ongoing construction phase. Through this early integration, we were able to perfectly coordinate architecture and interior design. This allowed us to create a completely coherent overall concept, where the building envelope and interior design form a harmonious unity.

Furniture, Fabric & Material Selection

Precisely derived from our design concept, the curation of furniture, fabrics, and materials took place. The focus was on exclusivity that reflects the high value of the property without appearing intrusive. We chose textures and colors that radiate warmth and convey exactly the feeling that defines this project: the feeling of "coming home."

Furniture & Decoration

The final design focused on balancing openness and coziness. We arranged furniture and decorations to give the rooms soul and combine urban comfort with closeness to nature. The result is an atmosphere that blends everyday practicality with aesthetic sophistication.

Organization and Photoshoot

To authentically capture the special atmosphere of the "Lichtspiele," the entire photoshoot was carried out by our in-house team. We took care not only of the styling but also of the professional photography itself. This resulted in emotional visual worlds from a single source, perfectly showcasing the design concept and the exclusivity of the property.
